<p>Very few businesses can survive for long without at least some commercial financing and working capital. Both companies and individuals usually rely on debt as a normal part of their existence. This is not necessarily a good thing, but it is currently the norm for how we are functioning and getting by. Of course it can readily be argued that banks played a major role in encouraging individuals as well as corporations to use more debt than was really needed along the way.</p>

With this view there is likely to be a need to dissolve an existing (lending) relationship and then move forward with the most positive disposition that is possible under negative circumstances.</p>
<p>For small business owners it should be increasingly productive to evaluate their current financial operations involving commercial lenders by determining what their business needs from their lending source in order to both survive and thrive. In the absence of what amounts to a basic level of subsistence commercial funding from an existing bank, the logical and unavoidable conclusion is that something needs to give. When confronted with this bleak scenario, business borrowers realistically have practical choices that really must include</p>
<p>1. Find a new and dependable source for their commercial loans</p>
<p>2. If unwilling or unable to achieve the first choice just noted, reduce operating expenses and other financial costs through various strategies such as improved negotiating.</p>

<p>If there is one thing I like to focus on more than anything else is listening to my prospects. I want to hear their story, get to know them and thoroughly understand their pain. Not only does that establish rapport with them, it&#8217;s just plain the right thing to do. If we as sales professionals treated our prospects the way we want to be treated (with respect, understanding, and attention) we would all fare far better. Some people call it &#8216;the golden rule.&#8221; Whatever you call it, listening to the story of your prospects will help you best serve them and ultimately offer the very best solutions to their needs.</p>
<p>Creating long term relationships not only starts with listening to my prospects, but also entails offering value based solutions relative to what their needs are. By creating value in everything you do as a salesperson, you stand to become not just another &#8216;vendor&#8217; to your potential customer, but a trusted partner in their business. Vendors are a dime a dozen so to speak, bu what my clients have always craved is a trusted ally that is really there to offer the best in advice, education, and service.</p>
<p>Think about these concepts the next time you are faced with a sales situation. Most sales people are too concerned with getting the sale, and not concerned enough with creating a customer for life. Following this advise will save you frustration, and help you create long term clientele.</p>

A minimum of 50% of the appointments you set will be done so by the phone. Either a cell phone or a home phone, but definitely over the airwaves. In addition, the phone is most reps HATE MOST about the sales profession. Let&#8217;s face it. Calling customers on the phone; sucks. It is a necessary evil, but it is also a very effective way to gain a commitment to meet with a prospect. I really don&#8217;t subscribe to the idea that you never have to call a customer if you have an effective marketing strategy. The ill conceived idea that if you&#8217;re a really good rep, customers will call you all the time instead of you having to call them? That concept is total bullshit. How else are you going to speak with them? Are you going to send them a text? Are they just going to see your online emails and give you a call or make calls.</p>
<p>I know it&#8217;s painful and it seems boring but the better you become on the phone, the more appointments you&#8217;ll have in the field, and the more successful you will be as a sales rep. Some of you may already be great telemarketers, but for many of you it&#8217;s a struggle. I know it was a struggle for me when I first started in sales. Below I&#8217;ve listed tools and tips for you to be successful in setting appointments on the phone.</p>
<p>Creating Statements &#8211; People refer to these by other names like &#8220;conversation starters&#8221;, &#8220;lead in statements&#8221;, or &#8220;statements of interest&#8221;. However the function of an interest creating statement is to get the prospect thinking about your product or service. It is not designed to get them to buy; that part comes later. At this point all you want to do is peak their interest, and start a dialogue. Therefore it must be a non-threatening statement.</p>
